I live in Europe but have done a fair amount of investing in real estate in Clearwater. I would like to get my Florida license and as I'd like to get into referring renters and buyers and being paid a commission for this work.

Would it be legal for me to get and hold a Florida real estate license while not legally resident in the U.S? My life is based in Europe although I do derive an income from Florida property and pay taxes in the U.S. on this income.

If I can, I would be very interested in doing the education that I'll need to get a license with you. Would I need to be in Florida at any time during the process of getting my license?

Once I'm set up, am I obliged to register under a broker or could I operate on my own? I'd be referring large quantities of vacation renters to those with properties to rent and want to legally derive a commission for doing this.

Thank you for contacting us! Yes, you can get and hold a Florida sales associate license without being a U.S. resident. You would need to visit the U.S. only to take the state licensing exam. All of the education can be done from Europe online. You cannot operate by yourself; to be able to get commissions you would have to put your license under a Florida broker. To be able to operate on your own, you would need to get a Florida broker license. To get a broker license in Florida you would have to be an active sales associate (license under a broker) for at least one year. You would also have to complete the 45-hour sales associate post-license course. The post-license course can be done entirely online. Again, you would need to come to the U.S. to take the broker licensing exam. I hope that this information is useful to you.
