what exaclty does working under a broker mean? Do I need to be actively selling real estate? Or can I just approach a friendly broker and as him to list me as one of his associates?

As you know, a sales associate with an active license must work under a broker or owner/employer. If you have a friend who is a broker, he or she may let you "hang your license" with the office and not require you to actively list and sell property. That way you can get the required "experience" before sitting for your broker exam.
There are also some firms called "referral companies" that hold your license, don't allow you to list or sell, but do encourage you to send names of prospective buyers or sellers, and will pay you a portion of the sales commission. There is usually a monthly charge to be licensed with this type company. Good luck.
