Doesn't a broker need to be a state licensed appraiser in order to appraise real estate for a fee (in addition to not being compensated on a percentage basis of the value of the property being appraised)? Which answer is more correct?

Brokers can legally make appraisals on real property provided:
a. The appraisal is not used in a federally-related financing transaction; b. The appraiser follows the requirments of USPAP (one item being that fee can't be a percentage of the appraised amount; another being that the appraiser not be financially interested in the transaction as a principal, listing or selling agent. |
