While many appraisers also have their sales associate or broker licenses, it is not common that they would practice both appraising and real estate. Several reasons for this:
1) Professionals seem to do much better when focusing on one specialty. It’s very easy to get scattered and not do any one thing well if you try too many.
2) You could have a conflict of interest if you are called on to make an appraisal for a home you have listed or sold, or one that your real estate company has listed or sold.
3) Real estate practitioners often send business to appraisers, one of the best ways to get a referral. If you are a competitor, it’s less likely that you will get many referrals.
That said, there’s no legal reason why you couldn’t have both types of license.
