The Florida real estate exam is as tough as ever for most candidates. Candidates must study with a focus on the exam. In December, 2006, 3907 candidates for a sales associate license sat for the exam. The pass rate for first-time test takers (1712) was 43 percent, somewhat below the year’s average pass rate of 46%. So it’s still true that only about four in ten people sitting for the exam were successful. But if you think that’s bad, look at the retesting statistics: 72 percent of the 2195 sales associate candidates retaking the exam fail.Florida’s 364 broker candidates taking the exam for the first time did a little worse, with a 41 percent pass rate. Only 37 percent of the re-takers passed. During 2005 and 2006, Florida’s pass rate fluctuated between 42 percent and 48 percent. The moral of the story? Do not underestimate the difficulty level of the state exam! Study and prepare carefully. If you don’t pass the first time, go back again as soon as possible and as often as possible before you forget what you’ve learned. If you haven’t bought exam prep material or taken a “cram” course, perhaps you should do so. There will be a little less new competition for existing Florida licensees. The number of license applicants sitting for the Florida sales associate state exam is declining. For example, in December, 2006 the number of sales associate candidates taking the test for the first time declined by 55 percent (1,712 candidates, compared to 3815 candidates in December, 2005.
